Here are a few things you need to know about the cost

Whether or not you are thinking about taking advantage of the Governments $25,000 renovation grant or not. There are a few things you should know about the cost of renovating your Gold Coast Home. Especially if it’s a major whole home renovation you have in mind.

Some of these things are fairly obvious once they’ve been pointed out to you – hidden in plain sight so to speak. Nevertheless, we frequently come across people who incorrectly expect that renovating is cheaper than building new.

For a small cosmetic renovation this may be true, however there can often be a significant difference between the cost of building a new home compared to the cost of renovating and extending an existing one. Following are 5 factors to consider when estimating renovation costs.

Costs v Compromise:

The most cost-effective renovations and extensions tend to be those where a level of compromise in the layout is accepted to meet budget constraints. That is because the cost of overcoming these compromises often leads to more demolition and reorganising of the layout of the existing house, which can be expensive.

Let’s face it; older homes on the Gold Coast are small by today's accepted standards and work best when extended. Try to retain as much of the existing layout and structure as possible, keeping in mind that every door, wall and window that needs to be removed adds considerable cost and diverts money that could otherwise be spent on building brand new spaces within an extension.

Documentation:

Dare we say it? Major renovations demand planning, detail and quality documentation! The quality of your documentation set is critical for renovation and extension projects as it needs to clearly set out in detail the scope of works. And unfortunately most builders aren’t that good with paperwork.

Unlike a new home where every part of the project is new, the drawings for a renovation or extension project will show both the existing house and proposed works. The drawings and supporting documentation need to clearly indicate to the builder, trades and suppliers which parts of the building are new and which parts are existing and for those parts that are existing, whether they are being renovated, refitted, refinished, repainted, etc.

Poor quality documentation that does not clearly indicate this is likely to cause higher renovation costs due to either inaccurate or inflated estimates. This is because contractors and suppliers are much more likely to add a larger contingency into their quotes so that they are not exposed to the risk of cost overruns that often occur when the scope of works is not clear.

Demolition:

Unlike knocking down an existing house, which is relatively quick and easy using heavy machinery, partial and careful demolition to renovate will be expensive. It’s one of the most significant costs that renovation projects can incur. That’s because the careful dismantling and manual demolition that is required for renovation projects take much longer, which adds to the cost.

You also need to be aware that for each wall, door or cupboard that is removed, there will be repair and remediation work required, sometimes involving a variety of different trades. The result is that you are spending a potentially significant portion of your budget on removing and repairing things rather than creating them.

 

Uncovering past mistakes:

The older your home is the more likely it is that it has already had work done to it. Some of that work may have been done correctly in a tradesman like manner, however a lot of it is likely to be hidden behind the walls, under the ground and above the ceiling – and there is no way of telling who completed the work or how well it was done until your demolition work has commenced.

So you need to be aware that there may be some rectification costs that need to be allowed for to correct or upgrade previous work which sometimes can add significant cost to your project. Contingencies:

This is something that should always be given a generous allowance. If not, the lack of one can lead to stoppages and hold ups along the way. One of the realities of an extension or renovation project is that there are likely to be a few surprises along the way, and unfortunately these generally aren’t happy ones.

A renovation may have any number of surprises that do not reveal themselves until work has commenced. Upgrading electrical work, structural modifications, plumbing or waterproofing issues and termite damage are common just to name a few.

Unless items were foreseen and planned for, like asbestos [in which case they would not be a surprise], they are likely to be treated as variations to the contract price each time they come up. This means that the additional work will also incur a builder’s margin of up to 20 per cent on top of the additional labour and material cost. In some instances where, even after making some allowance in the quote, the actual cost of dealing with unknowns is over and above what has been allowed for.

Overcapitalisation: Is it really a big deal?

Are you thinking of doing a renovation or adding an extension to your home? Are you concerned about overcapitalising? Is it really a bad thing or something you should worry about?

If you are renovating a Gold Coast property with the intention to sell it quickly for a profit, than yes, overcapitalising is a very bad thing.

I hear this term from prospects who have owned the property for a while, and intend to stay there for many more years, than you don’t need to concern yourself with whether or not your renovation has overcapitalised. Let me explain.

Overcapitalisation simply means that you have spent more money on your home than you can recuperate at the time of sale.

Is the Reno cost more than you expected?

If you have no intention of selling your home in the near future, then chances are the extra you invest now will be offset by the growth in property prices over the coming years. And given the way the property market in Southeast Queensland, chances are it will not take many years before your property is worth significantly more than you have invested.

Some people have become so hung up about overcapitalisation that they go without many of the things they ideally wanted, just to keep their property at somewhere near a perceived sale price, yet they have no intention of selling it in the next 5, 10 or 20 years. By that time the extra they could have spent to have everything they ever wanted will be offset by the growth in property prices.

I have known people to cut back on their home renovation wish list on properties that they don’t intend to sell within 5 years, and yet they cut back because they might be overcapitalised!

Overcapitalisation is ONLY an issue if you intend to SELL your home SOON, providing you don’t go over the top. If you’re not looking to sell, or have no plans to sell in the next 5+ years, then chances are it is not something that you should lose any sleep over because you are going to improve your lifestyle now and still reap the reward (profit) later.

 

To give you an example of this, clients of mine purchased a property for a little under $450,000 and then invested a further $90,000 in renovations (+20%). Certainly, at the time the renovations were completed they had ‘overcapitalised’. But when they put the property on the market only a few short years later, it sold for $750,000. A $210,000 increase. Not a bad return on investment.

The interesting part of this example is that if you overcapitalise in the right area, with the right design, coupled with property growth, than the investment will take very little time to grow well beyond the outlay. In this example, only 2 years to recoup a 50% overcapitalisation.

After 5 years $145,000 profit. After 10 years $420,000 value gain while having enjoyed all the benefits of having undertaken the renovation work.

 

Of course there are limits. If you renovate during a stagnant market or if you purchase a property for $700,000 and spend $1,300,000 on renovations, than chances are that you may not recoup your investment for a long time. If you are concerned than speak to an accountant or financial planner, but if you intend to live in the home long term you’ll find that you have very little to worry about.

 

Not sure how much to spend?

From my experience, when wanting to sell, cosmetic renovations should be within 10% to 20% of the property value. For a home in a good location, where you will stay for the next few years, investing 30% of the property value on a renovation transformation should not be a problem at all. In saying that, I have been involved in mayor renovations where the work exceeded the value of the home with instant equity upon completion.

 

At the end of the day, your goal is to maximise the benefit of the renovation by making your home more functional and appealing for your family’s needs and lifestyle.

Mention the word renovation and some people break out in a sweat, and for others it’s something they attempt to do themselves at least once. How hard could it be?

If you have never had a home renovated, than are you really a fair dinkum true blue Aussie?

I recently had a meeting with a homeowner in Southport where the husband has been ‘renovating’ the home for the last six years. He attempted (stuffed up) almost every part of this home. The wife is over it and wants to spend $150,000 minus the $25,000 grant to rectify the disastrous state of their home. Every hour, and every dollar spend by the husband was wasted time & money.

I’m not trying to discourage you from doing some cosmetic work yourself, just don’t risk injury, your marriage and your house value by taking on work beyond your skill level if you are inexperienced and not qualified.

Most renovation problems start with a cheap quote

Go to any dinner party and tales will be told of that rogue builder who. . . you get my drift!

Cheap prices and estimates from builders are a sure sign that you are heading for a renovation disaster.

It’s a fact that 70% of renovations end up costing 30% more than quoted.

Unforeseen costs are a reality when it comes to renovations and sometimes can’t be avoided, but some cowboys take advantage of this and threaten to walk of the job if extra costs are questioned by the client.

As an Architect, builder and project manager, I have been in and around the building industry for over 27 years now and I have seen a LOT of renovations in that time.

Quality is not guaranteed

A major renovation involves a number of different contractors ranging from electricians, plumbers tilers to plasterers, cabinet makers and carpenters.

With renovations, Quality control is a big issue.

Did you know that there is no law, regulation or requirement for your building contractor to supervise subcontractors work? and he probably doesn’t intend to. The reality is that most builders don’t want to take time out of their schedule to meet a sub-contractor on site, explain the client’s specific requests, and then supervises and inspect the work to be done by a subcontractor.

A professional project manager like myself will instruct, supervise and inspect all works to insure the work is done to the highest standards and quality. Poor workmanship will be picked up and rectified by the project manager before it’s covered over or requires expensive rework and delays the project.

Shoddy work due to poor supervision may include inadequate drying time between coats of waterproofing or paint, incorrect installed insulation, inadequate flashing/moisture barriers or insufficient fixing to reduce the sub-contractors costs.

The truth is. While most builders are great on the tools and produce excellent carpentry work. Getting them to manage paperwork, planning a schedule and supervising sub-contracts is something they are notoriously bad at and hate doing.

This week I presented a quotation to a prospective client. To my surprise, my quotation was approximately 25% higher than a previous quote she had received.

I learned that she had found the contractor on HiPages.

They were unlicensed, The ABN was for a company in Victoria, and not registers in QLD or registered for GST. No record of who the owner is, or a registered business address, just a gmail account and mobile number. No website and only a 2 week old Facebook page with minimal details and 2x likes.

The biggest red flag of all, they wanted 70% payment upfront before commencing work.

This just screams SCAM

Pay your deposit and the company will never be heard or seen off again leaving the client out of pocket with nothing to show for it. Don't become the next renovation horror story.

What are the most popular extensions on the Gold Coast?

If you love where you live but need more space, adding an extension to your current home is usually cheaper than moving. On the Gold Coast for example, you can save tens of thousands of dollars by staying put and renovating.

When it comes to deciding what kind of extension you want, there are a number of factors to take into account. The type of home you own, the size of your block, Council regulations, and, of course, your budget are all points to consider.

What are the advantages of adding another story to your home?

Adding another storey allows homeowners to virtually double their living space without cutting into the rest of their block.

Upward additions can also allow more light into a home, help catch the sea breeze and create access to views of the Surfers skyline that can enhance the value of the property.

The disadvantage of this type of addition is that the roof has to come off and be replaced. Builders will protect the roofless home with tarpaulin, but minor damage may still occur in wild weather when we get our summer storms after a hot day. At times it's not advisable to live on site while major structural work takes place, specially if you have young children.

Good for: People living in Southport where opportunities for extending outwards can be limited. This is usually a suitable option for brick homes with robust footings; Some properties may need structural work to strengthen foundations first.

Advantages of extending outwards 

In places where land prices are more reasonable and block sizes more generous, people often prefer to build out to extend their living space, for example to create an open plan kitchen/dining/living area.

This type of addition is a major build, but is usually less disruptive and costs less than adding another storey. We will check with GCCC to see if your property is subject to any overlays or other restrictions, how far you are allowed to extend and to see if you need to submit a DA. Our certifies  can be a useful starting point in finding out what's possible.

Good for: People living in suburbs where block sizes are larger. This type of extension is popular all over the Gold Coast.

What is an up and under extension?

This type of extension involves lifting the existing home and building underneath it.

A Renew Renovations client in Chirn Park had this to says:

‘It’s a good way of gaining space within the original footprint. It gives you the potential to double your floor space, but you can do it on a small block without eating into your outdoor area and losing the rest of your block.’

Renovating older timber homes can be challenging.

There’s quite a bit of complexity and there can be hidden costs – you may need to get engineering to reinforce the existing structure. You need to go in knowing things may not be straightforward and you need to be flexible, because there are always things you can’t control. The outcome will be awesome but you need to go in with your eyes open and with a great builder.

Good for: Properties such as Old Queenslander homes, This type of addition is suitable for timber homes.

 

How do i get more out of my outdoor space?

The Gold Coast's climate means generous outdoor entertainment space, where people can eat, relax and even watch TV, are in high demand.

Alfresco areas are a great addition to homes all over the Gold Coast

We’re very fortunate here. We can use our outdoor space for at least 9 out of 12 months of the year, not just on special occasions like Christmas. Adding vinyl retractable blinds makes your outdoor space usable all year round.

It’s important to think about how you’ll be using your alfresco area and position it so you get most use from it.  You also want to make sure you take advantage of features like a beautiful view or consider additional landscaping.

A Butler's pantry used to be a luxury item, now it is the most requested feature in a whole house renovation on the Gold Coast.

The sky is the limit when it comes to designing and building a Butler's pantry. Creating a space where the butler's pantry is comes down to how you live and your budget.

A brief history of the pantry, the word 'pantry' comes from the old French term 'paneterie' which comes from 'pain' the French word for bread. Meats were stored in the larder, alcohol stored in the buttery. A pantry is a room where food and sometimes dishes and provisions are stored. European butlers often slept in the pantry as their job included keeping the silver under lock and key.

Planning your WIP

When considering designing a Butler's pantry storage and easy access is key, open shelving and lots of them. Before you start with the planning process with your Builder, think about what you will be storing in your pantry and how you will be using the space. For example if you will be storing wine in here your will need to think about custom shelving.

Bench space is important how much of will depend on how much space you have to work with. Keeping in mind a narrow Butler's pantry can be more time efficient  because your bending and twisting to grab everything.

Power points are essential and lots of them, being able to leave all your appliances plugged in means all your appliances are ready to go creating a really user friendly space.

Understanding your Kitchen Needs

Adding in a sink and dish-drawer dishwasher makes the pantry space practical for cleaning as you go.  Well designed task lighting is essential in a Butler's pantry, a combination of ceiling lights and LED strip lights under overhead shelves and in cupboards will mean your space is illuminated properly.

A great space-saving option is a sliding barn door or cavity slider to section your pantry off. Opt for open shallow shelving over cupboards if you are on a tight budget as it will help keep the cost down, but pack in the storage by taking shelving up all the way to the ceiling.

Hostest with the mostest

I remember the kitchen in my childhood home (when i was little growing up in Holland). It was a separate room and basically my mum would disappear into the kitchen to cook. The mess and smell were shut away, not to be seen until us kids had to go in to do the dishes after dinner in the separate dinning room.

Over the years, we’ve seen walk-in pantries – which can be as simple as a corner cupboard with some floor-space inside the door and L-shaped storage … through to concealed areas of bench-top that enable appliances to be left out permanently without being ‘on display’. And now we’re moving into butler’s pantries on steroids which are almost like second kitchen spaces.

While you may be in self-isolation, we are still operating and able to assist you while adhering to social distancing rules. You don’t need to put your renovation plans on hold. So how do you avoid unexpected surprises, ensure your family loves your new renovation, and add value to your house? Successful renovations all have one thing in common, a plan. In order to have a good plan, you need to understand the process and all the steps involved in a quality well managed renovation project.

Understanding your Needs

Take the time to observe how you currently use your home. List the things you like, and the things you like to change or improve. This should be relatively easy if you’ve been living in the same house for a while, and if you really dislike some areas.

Need to Have Vs Nice to Have

There’s no disguising a home in serious need of renovations. Awful tiles, mold damage, terrible use of space, funky laminex  and wallpaper that looks like it was chosen by a blind disco freak. All standard fare in homes across the Gold Coast.

Now that you have a good understanding of your needs it’s time to create a list of “need to have” vs. “nice to have”.  Creating this list will make budgeting a lot easier. The need to have items should be focused on functional issues. An example could be adding a new ensuite to a one bathroom home, or an open plan kitchen so mum can watch the kids doing their homework.  A nice to have could be a double vanity and full height tiles in the bathroom.
