A construction project manager is the one who pulls all aspects of a building, development or renovation project together to make it happen. He gathers a team of appropriate building industry professionals and contractors around him that are best suited to the task or project at hand. He is the team leader or coordinator who ensures, among many other things, that the correct project sequencing occurs
A project manager puts the ‘O’ into ‘Teamwork’
where ‘O’ stands for ‘Optimise’ – ‘Organise’ – ‘On Time’ – ‘On Budget’.
As such a Construction Project Manager requires detailed knowledge and abilities that span numerous specialty construction disciplines such as scheduling, planning, construction, engineering and estimating to name just a few. He also needs to be QBCC licensed.
The Project Manager takes charge of the project and acts for and on behalf of the client.
There are many ‘Specialists’ in construction who are specifically trained in their trade and, whilst they are experts in that field, and absolutely essential to the success of the project, almost always their ‘whole of project’ or project management knowledge and abilities are limited.
And while most builders are great on the tools and produce quality work, appointing them to manage your project is potentially very risky.
Builders are notoriously bad with paperwork, while project managers thrive on establishing plans, processes, organising and setting expectations. Project managers are responsible for the execution and ensure everyone is working on the right things at the right time.
Another way of looking at that statement is that a successful build, development or renovation requires a project manager who specialises in doing all the things that builders are bad at.
The more complicated and involved a project is, the more you will benefit from having a professional project manager on your side. Because the Project Manager overseas the entire project from beginning to finish, it is very beneficial to have a manager to mitigate any risks that effect quality, budget and schedule.
A good team is made up of good trade’s people and specialists in their particular role. The ‘Wicket Keeper’ in a cricket team cannot, at the same time, fulfill the role of ‘bowler’, just as the ‘Coach’ is not going to take on the role of ‘opening batsmen’ nor the ‘fast bowlers’ keeping wicket. Each are specialists in their role.
Not that the Project Manager’s role is that of Coach but his role is to facilitate an environment that enables a team to perform their respective roles so that the job comes in on time and on budget as specified and to perform that role he will need to have detailed knowledge of each of the specialised fields involved.
Another benefit, on larger projects and developments that require finance, having a project manager will mean that it is much easier to obtain a loan.
